This lovely condo is perfect for the family vacation! It includes the following complex amenities; outdoor seasonal pool, indoor hot tub, volleyball area, horseshoe pit, picnic area, close by beach, and all the activities Birch Bay has to offer!
Welcome to the Cabana Club, located just minutes by foot or car, to all the wonderful activities Birch Bay has to offer. This one-bedroom, one bath condo, includes a queen size bed in the bedroom and a full size sofa sleeper in the living room. The kitchen is fully equipped with dishes, glassware, pots/pans, silverware, and most other kitchen utensils. This means you can prepare a light snack or a full meal as needed. The living area has a flat screen TV and a DVD player. The sliding glass door opens onto your own patio that houses the propane BBQ, a table, and chairs. This condo is just steps away from the Cabana Club clubhouse, which houses an indoor hot tub, (available year round), a Ping-Pong table, many games, and books for your convenience. During warmer weather, an outdoor pool is available (open from May 15-Oct. 1) the remaining grounds between the creek side and the buildings included horseshoe pits, volleyball area, and room for the kids to play. This older, but very clean and well-maintained complex is the perfect location for your next summer vacation or off-season get-away. This Condo provides complimentary Wi-Fi.

Cancellation Policy
Cancellations made 31 days or more prior to your arrival date are subject to a $50.00 cancellation fee in addition to the non-refundable booking fee. Cancellations made 30 days or less prior to your arrival date will be refunded only for the dates that are re-booked, less the normal cancellation fee and booking fee. If we are not able to re-book your stay you will not be refunded any portion of your rental payments.
There will be no refund or adjustments for late check-in, early departure, weather conditions, family emergency or dissatisfaction. In the event a guest is dissatisfied with a property they should notify the front desk immediately as the sole responsibility of Vacationville Birch Bay is to correct any situation as soon as practically possible.
Deposit Policy
Vacationville Birch Bay requires a deposit of 25% of the total amount of your reservation to confirm. Your credit card will be charged the 25% deposit immediately following credit card approval. Please review our Cancellation Policy prior to making this reservation.

I had somewhat low expectations for this place, which were simultaneously not met and exceeded.
First, the highlights: This place is nicer than the pictures suggest. Yes, some of the furniture and fixtures are a bit dated, but the layout is actually quite nice, and plenty spacious for our family of 5. We were very pleasantly surprised! It's in a nice location across from the beach (nearby beach access). And the amenities are great! It's not a big resort, and for our stay, we had the pool and the clubhouse (w/ ping pong and foosball) to ourselves. The kitchen isn't especially well appointed, but was plenty sufficient for our stay.
None of the lowlights were deal breakers for us, but were enough to knock a star off the rating. And a couple words of warning.
First, while the one actual bed was fine, the "mattress" on the pull out sofa bed in the loft really isn't suitable for sleeping. It's about 4" thick, and mostly just springs. My 11-year old daughter, who will happily sleep on a hardwood floor, couldn't handle being poked, and opted to sleep on the floor in her sleeping bag the second night. If you're not the keen to do the same, bring an air mattress.
Second, we had a few repair issues. First, the dishwasher, which had been run prior to us arriving, was full of water and wouldn't drain. The handyman came the next day and discovered that it was broken. So we hand washed our dishes. But then the drain under the sink started leaking all over the cabinets and floor. The toilet also drains slowly (refills quite loudly every 10 min or so), and some of the laminate is torn off the countertop in the kitchen. Any of these could have happened at any rental, but all together suggests it could use a bit of proactive maintenance. The good news is that by the time you read this, the dishwasher and sink should hopefully be repaired.
