Cancellation Policy
Cancellations made 31 days or more prior to your arrival date are subject to a $50.00 cancellation fee in addition to the non-refundable booking fee. Cancellations made 30 days or less prior to your arrival date will be refunded only for the dates that are re-booked, less the normal cancellation fee and booking fee. If we are not able to re-book your stay you will not be refunded any portion of your rental payments.
There will be no refund or adjustments for late check-in, early departure, weather conditions, family emergency or dissatisfaction. In the event a guest is dissatisfied with a property they should notify the front desk immediately as the sole responsibility of Vacationville Birch Bay is to correct any situation as soon as practically possible.
Deposit Policy
Vacationville Birch Bay requires a deposit of 25% of the total amount of your reservation to confirm. Your credit card will be charged the 25% deposit immediately following credit card approval. Please review our Cancellation Policy prior to making this reservation.

Great place steps away from beach! Amazing view of water. Quiet and clean. Kitchen was well stocked and appreciated coffee and welcome treat! Bring your own wood for fireplace and plan to drive to pool area as it is far from unit (or maybe I’m lazy)! Games and puzzles were fun to use!

Jacob's Landing is in a great place along the Birch Bay waterfront. Not too close to the restaurants but still within walking distance. Easy access by car to the main thoroughfares to see nearby attractions. The unit itself was clean and had a clear view of the ocean and coastline. Being on ground floor was great to make quick jaunts to the beach. Thanks, we'd do it again

Highly recommended. Location could not be more ideal to enjoy all that Birch Bay has to offer. Accommodations were clean and comfortable. The kitchen was well-stocked and provided us everything that we needed for several days.
