This is a very cozy getaway, decorated in light tan and shades of green to make it feel like a home away from home. From your private deck you have a spectacular view of Birch Bay and the Canadian Gulf Islands. A barbecue and patio furniture are provided for your outdoor dining pleasure! Located at Jacobs Landing in Birch Bay you are within walking distance to many local activities. The lower bedroom has a set of twin beds and a large deck for soaking up the sun. There is TV in every room and lots of added touches. The upstairs master bedroom has a queen size bed and 3/4 bath. There is a washer/dryer, DVD, fireplace, dshwasher and all other comforts of home. Indoor pool, hot tub, outdoor tennis and much more. The perfect spot to enjoy all Birch Bay has to offer! Complimentary WIFI available. Please note this property is priced lower then other two bedrooms as we are waiting a remodel. The carpets are clean but there are stains as well as the furniture. While we wait, you get a bargain. Please note the sofa sleeper is not functioning as a sleeper. Great sofa but very uncomfortable for sleeping so this property sleeps 4.

Cancellation Policy
Cancellations made 31 days or more prior to your arrival date are subject to a $50.00 cancellation fee in addition to the non-refundable booking fee. Cancellations made 30 days or less prior to your arrival date will be refunded only for the dates that are re-booked, less the normal cancellation fee and booking fee. If we are not able to re-book your stay you will not be refunded any portion of your rental payments.
There will be no refund or adjustments for late check-in, early departure, weather conditions, family emergency or dissatisfaction. In the event a guest is dissatisfied with a property they should notify the front desk immediately as the sole responsibility of Vacationville Birch Bay is to correct any situation as soon as practically possible.
Deposit Policy
Vacationville Birch Bay requires a deposit of 25% of the total amount of your reservation to confirm. Your credit card will be charged the 25% deposit immediately following credit card approval. Please review our Cancellation Policy prior to making this reservation.

The photos did not represent the condition of the condo or the unexpected features that were discovered upon entry. Upon entry there was a distinct musty odor of old carpet and cigarette smoke from years past. Mirrors were set in strange places and lighting was uncomfortable, with several lamps not operable at all. In the master there was a small sliding door with a padlock on it, at the head of the bed. The bedroom downstairs had vaultes ceilings and at the top of the wall was a double door closet of sorts that was also padlocked. Both area likely joined together. Unable to access the space to ensure security, my 14 year old daughter and her friend became very uneasy and my daughter experienced increased anxiety and became panicked. We could not comfortably stay there for 3 nights. I immediately canceled the stay and we left the unit untouched. I requested a refund, of any kind, and still no response from the property owners. Very disappointing.

This is a pleasant condo in a larger complex with a cute little balcony in front, with views of the ocean, and a larger balcony in back overlooking the parking lot. There are two twin beds in one bedroom and a queen in the loft-style bedroom upstairs. TV in the living room as well as each bedroom. It was comfortable and in a convenient location, very clean.
